Signs of water and mold damage

Damage often shows up away from where it started. If a wet socket or light fitting sits near a stain, keep away from it and call an electrician.

  • Brown or yellow stains on a ceiling or wall, often with a darker ring at the edge
  • Paint that bubbles, peels or flakes, especially near corners, windows and the floor
  • Plaster that feels soft or crumbles, or a ceiling that sags
  • Black or green spotting on walls, ceilings or around bathroom and window edges
  • A musty smell in a room that you cannot trace to anything
  • Floors, tiles or skirting that lift, swell or stay damp
  • A water bill that rises with no change in how you use water
  • Light fittings or sockets near a stain that look wet or discolored

How restoration runs, in order

Every repair follows our five stages: initial inspection, assessment and diagnosis, service execution, quality check and final walkthrough. For damage, they look like this.

How every renovation runs
  1. 01

    Stop the source

For a leak, turn off the water supply if you can and call straight away. Our plumbers and electricians offer an emergency service. After a fire, call the emergency services first and wait until the building is safe to enter.

  2. 02

    Inspect and record

We walk the affected rooms with you, take photos and note where water, smoke or mold has reached. We look behind and above the visible damage, because damage often spreads further than it shows.

  3. 03

    Find the cause

A leak is traced to its pipe, joint, fitting or drain, and a damp wall to its source of moisture. Our plumbers offer leak detection and repair, and the fault is fixed before anything is rebuilt.

  4. 04

    Dry out

Wet rooms are opened up where needed and left to dry fully, with extra air movement if the room calls for it. Rebuilding over damp material brings the damage back.

  5. 05

    Remove what is damaged

Soaked plaster, boards, insulation and flooring, and anything burnt or moldy, is cut out and cleared. Sound material stays.

  6. 06

    Clean and treat

Surfaces are cleaned and treated for mold or smoke before they are closed up. If AC ducts were wet, we recommend duct cleaning.

  7. 07

    Rebuild and finish

Plaster, ceilings, electrical work, flooring, tiling and painting follow in order, so the room comes back dry, sound and ready to use.

  8. 08

    Check and hand over

We check the repair, test the electrics and the plumbing, clean up, and walk through the finished room with you.

What each kind of damage involves

The sequence is the same, but each cause leaves different work behind.

  • Corner of an ornate ceiling with brown stains and flaking plaster along the wall joint

    Water damage

Leaks, burst or blocked pipes, overflow and rain getting in. The work is finding the cause, drying, replacing wet plaster, boards and flooring, and repainting.

  • Close-up of a piece of wood burnt black, its surface cracked into small scales

    Fire and smoke damage

Once the fire is out and the building is safe, burnt and smoke-stained material is removed, surfaces are cleaned, and wiring and plumbing are checked before rebuilding.

  • White wall and ceiling edge spotted with gray and black mold along the junction

    Mold

Damp that stays becomes mold. We fix the moisture source first, then remove affected plaster or board, clean the area and rebuild with the right finish.

What gets rebuilt afterward

Restoration ends with the room finished, not just dry. These trades cover the rebuild.

  • Plumbing repairs

Leak detection and repair, pipe repairs and replacements, and drain clearing at the source of the damage.

  • Electrical checks and repairs

Troubleshooting, rewiring, circuit breaker repairs and panel upgrades where water or fire reached the electrics.

  • Plaster, drywall and ceilings

Damaged walls and ceilings cut out and rebuilt, including false ceilings, then skimmed smooth.

  • Painting

Wall preparation and repair, priming, and painting of walls, ceilings, doors and trim.

  • Flooring and tiling

Wet or burnt floors lifted and replaced in tile, wood, vinyl or stone.

  • AC duct cleaning

We recommend cleaning your AC ducts after a significant event like water damage.

  • Doors, windows and joinery

Swollen or burnt doors, skirting and built-in units repaired or replaced.

  • Cleaning and handover

Post-renovation cleaning and a final walkthrough, so you get the room back ready to use.

Why the source comes first

Repainting over a stain hides it for a while. If the pipe still drips or the wall still draws moisture, the stain returns and the wall behind it keeps getting worse. That is why we find and fix the source before we dry or rebuild anything.

In a Dubai flat the source may be in the unit above, in a shared riser or in an AC drain line. In a villa it may be a pipe inside a wall or a roof edge. Humidity can also slow drying, so a damp wall may not clear on its own. If the cause sits outside your own home, tell building management early.

Decisions before we rebuild

Once the source is fixed and the room is dry, these choices shape the rebuild.

Do you want the room back as it was, or changed?
A repair is often the moment to move a socket, upgrade the lighting or choose a different finish. Tell us before the walls are closed, because changes are simpler then.
Which rooms can you keep using meanwhile?
Tell us which rooms you need. Our schedules are flexible, so work can run in stages or in off-hours, and we plan the order so dust and wet work stay in the affected area where possible.
What should you record first?
Take photos and short videos of the damage before anything is moved or thrown away, and keep notes or messages about the cause. A clear record helps your landlord, building management or insurer.
Who needs to be told?
If you rent, tell your landlord. In a flat, tell building management, especially if the water may come from another unit or a shared pipe.
Is it safe to use the electrics?
Treat any wet socket, switch or light fitting as unsafe and keep away from it. Do not switch circuits back on in a room that has been wet or burnt until an electrician has checked them. Electrical work needs trained hands.

Repairs can need permission

Rules differ by building and community. Changes to walls, ceilings, windows or the outside of a home can need permission from your building management, developer or community, and sometimes the relevant authority. After a fire, structural repairs are the most likely to need it. Permits and approvals is one of our services, so ask us when you request your estimate.

Damage restoration questions

What should I do first when water is leaking?

Turn off the water supply if possible and call straight away, to avoid further damage or flooding. Our plumbers offer an emergency service.

Can you find where a leak is coming from?

Leak detection and repair is part of our plumbing service. We trace the leak and repair it, and only then dry and rebuild.

Why not just paint over a stain?

Paint on a damp wall blisters, and the stain returns. The cause has to be fixed and the wall dry before it is repaired and painted.

Do my AC ducts need cleaning after water damage?

We recommend cleaning your AC ducts immediately after a significant event like water damage, and duct cleaning is one of our AC services.

Can you deal with mold?

Yes, mold is part of this service. We fix the moisture behind it first, because cleaning alone only delays its return. Then we remove affected material, clean the area and rebuild.

Can you rebuild the room afterward?

Yes. Plastering, ceilings, electrical work, flooring, tiling and painting are all on our service list, so one team can take the room from damaged to finished.
