Signs your roof needs attention
Check these after the next rain, and again before summer. Roof problems rarely stay small.
- Stains or damp patches on top-floor ceilings
- Paint bubbling or peeling on parapet walls
- Puddles that stay long after the rain has stopped
- Cracks, splits or lifted edges in the coating or membrane
- Roof drains that run slowly or are full of sand and leaves
- Top-floor rooms that stay hot after the rest of the house cools
- Rust marks or damp around pipes, tank bases and AC stands

Why a flat roof works so hard here
Most Dubai villas have a flat concrete roof. It takes direct sun for most of the day, so it is one of the hottest surfaces on the house, and it expands and contracts with every swing in temperature.
Rain is rare, but it can be heavy. A flat roof has no steep slope to shed it, so water depends on gentle falls, working drains and an unbroken waterproofing layer. If one of those fails, the water goes down through the slab instead.
Dust and sand gather in corners and block drains between storms. A small repair done early, and drains kept clear, can save a ceiling repair later.
What roof work covers
From one leak to a full renewal, the work usually falls into these parts.

Waterproofing
A new or repaired membrane or coating over the slab, carried up the parapet walls and around every pipe and fixture.
Roof insulation
A heat-resisting layer under the finish that keeps top-floor rooms cooler and eases the load on your AC.
Drains and outlets
Clearing, repairing or reshaping drains, outlets and overflow pipes so water leaves the roof quickly.
Parapets and flashings
Cracks, copings and upstands at the roof edge, where water most often gets in.
Crack and joint repair
Cutting out and filling cracks and expansion joints with flexible material before any coating goes on.
Roof terrace finishes
Tile, paving or decking laid over a protected waterproofing layer, with falls to the drains.
Pipes, tanks and equipment
Sealing around water tanks, AC units, solar mounts and pipes that pass through the roof.
Waterproofing systems compared
These are general trade-offs, not a ranking. The right system depends on the shape of your roof, its condition and what goes on top.
How it goes on
- Liquid membrane
- Rolled, brushed or sprayed on in coats to form one continuous skin.
- Bitumen sheet
- Rolled out in overlapping sheets and bonded to the slab.
- Cement coating
- A cement-based slurry brushed on in layers.
- Reflective top coat
- A light-colored coating rolled or sprayed over a sound surface.
Where it suits
- Liquid membrane
- Roofs with many pipes, corners and fixtures.
- Bitumen sheet
- Large, open roofs with simple shapes.
- Cement coating
- Terraces that will be tiled, and planters.
- Reflective top coat
- Cutting heat on the roof surface.
In sun and heat
- Liquid membrane
- Flexible, with no joints. Some types need a protective top coat against sunlight.
- Bitumen sheet
- Usually covered by screed, tile or a protective finish.
- Cement coating
- Fairly rigid, so it copes less well with moving cracks.
- Reflective top coat
- Reflects sunlight and keeps the surface cooler.
Keep in mind
- Liquid membrane
- Needs a clean, dry surface and drying time between coats.
- Bitumen sheet
- Overlaps and edge details need careful finishing.
- Cement coating
- Needs a firm, well-prepared base.
- Reflective top coat
- Check whether the product also waterproofs or only shields from the sun.
We inspect the roof first, then recommend a system. What you want on top, whether bare coating, tile, paving or decking, often settles the choice.
How a roof job runs
Every roof job follows our service process, from the first look to the final walkthrough.
- 01
Initial inspection
We walk the roof and check the ceilings below it. Drains, parapets, joints, pipe penetrations and the surface itself all get a look.
- 02
Assessment and diagnosis
We work out where water gets in and why: ponding, a cracked joint, a failed edge or a blocked drain. A stain is not always under the leak, so we trace the water back.
- 03
Service execution
We clear and prepare the surface, repair cracks and joints, then apply or renew the waterproofing, insulation and finishes. Work can run in stages, and we plan around the weather.
- 04
Quality check
We check overlaps, edges, upstands and falls, and make sure water runs to the drains.
- 05
Final walkthrough
We walk the finished roof with you and show what was done and what to keep clear. Customer satisfaction guaranteed. Questions later? Just give us a call.
Roofs, approvals and community rules
Like-for-like repairs and re-waterproofing often involve less paperwork than changes, but rules differ by community and building. A new roof terrace, a pergola or shade structure, solar panels or other equipment can need approval from your developer or community, often as a no-objection certificate (NOC), and sometimes a permit from the relevant authority. In an apartment building the roof is usually shared, so the owners association or building management has the say. Check before you commit to a change. Permits and approvals are part of our support services, so we can take the paperwork on with you.

Roofing questions, answered
Do you work on flat concrete roofs?
Yes. Flat concrete roofs are the most common type on Dubai villas, and this service is built around them: waterproofing, insulation, drains, terrace finishes and repairs.
How do I know the leak comes from the roof?
You often cannot tell from a stain alone. Pipes, AC drain lines and condensation can leave the same mark. We start with an inspection, so the repair matches the cause.
Do blocked roof drains really matter?
Yes. Water that cannot leave the roof sits on it and finds every weak joint. Unblocking roof drains once a year is included in our Plus and Premium maintenance plans.
Can the work be done in stages?
Yes. Our scheduling is flexible, and work can run in stages or at off-hours. Roof work is also planned around the weather.
Do I get a price before work starts?
Yes. The estimate is free, with no obligation or upfront payment required. Before work begins we detail every step of the breakdown, so you know exactly what you are paying for and there are no hidden charges.
